WHAT IS A PRE-APPROVAL?
A pre-approval is a preliminary commitment in writing from a lender stating that a borrower would qualify for a particular loan amount based on income and credit information under a lender's guidelines. Most pre-approval letters are good for 60 to 90 days.
There are many reasons why you should get pre-approved early in the process of purchasing a home but the most important reason is that you will get an accurate idea of how much you can afford. This will ensure that we are looking for houses in the appropriate price range and it will make your offer more attractive to a seller when they see you have already been preapproved.
A normal preapproval takes anywhere from 24-48 hours. Below are two local lenders I have worked with and who have provided myself and my clients with excellent service. You can select one of the following lenders to start your preapproval process OR use the financial institution of your choice.
Rodney Reynolds, American Midwest Mortgage
Ed Hahn, Chase Bank
